Eastern Seaboard Hotel Market, 2010-2020

This is BIS Shrapnel’s third report on the four and five star accommodation sector—comprising hotels, serviced apartments and motels—in the Sydney, Melbourne and Brisbane/South East Queensland Tourism Regions.

Building on earlier studies, which accurately forecast the strong growth in room rates, RevPAR and hotel values evident over the past two years, the 2008 study analyses the recent slowdown in room night demand and investment markets and considers the prospects for the hotel sector over the next 10 years. While year by year forecasts cover demand, supply, room rates, RevPAR and investment returns, particular attention is given to the likely duration of the upswing, the level of returns that can be expected from hotels, and the timing and magnitude of the ensuing downturn.

The report is of relevance to hotel owners, operators, developers and planners who need to understand the risk factors that set hotels apart from other property classes.
