Commercial Property

Melbourne's Near City & Suburban Office Market, 2011-2021

This is BIS Shrapnel's tenth study on the non-CBD office markets of Melbourne. Developed as a companion report to the Melbourne Commercial Property study on the metropolitan market and the CBD, this report contains detailed forecasts for the major near city sub-markets of St Kilda Road and Southbank, as well as for the suburban markets, broken down into fringe, inner east and south-east regions. We ask:

  • What are the relationships between the CBD and suburban centres?
  • What will drive demand for suburban office space?
  • Which suburban markets have the capacity, i.e. land supply and planning policy, to meet growing demand?
  • How will the suburban office markets perform?
  • Will budget constraints force tenants out of the CBD and which suburban centres are most likely to benefit from the the overflow?
  • What impact will demand have on rents and property values in the suburban centres?
  • Which is the better investment: a suburban centre or the CBD?

A six-monthly update forms part of the subscription.
