Commercial Property

Sydney Industrial Property, 2008-2018

This is the eigth comprehensive study of the Sydney industrial market undertaken by BIS Shrapnel.

The relationships between demand and supply in the Sydney region over the current decade are investigated and prime, high tech and secondary rents, yields and values are forecast for each of the four major industrial regions within Sydney. Leasing and investment strategy is also discussed.

We analyse the major factors expected to influence the demand for, and supply of, the different classes of space over the next decade. In addition, we look at the opportunities and constraints involved in satisfying demand within different regions of Sydney and the impact of issues such as transport infrastructure, land supply and government initiatives on the choice of location made by industries.

The impact of the building cycle on the supply of warehouses and factories is analysed along with the current market situation and the future outlook for new supply. Supply trends in the four major industrial regions are considered.

The study aims to improve understanding of the risks and returns associated with investment in industrial property.

This study will be relevant to a wide range of industry participants. Our expertise in analysing and forecasting demand and supply will provide a valuable tool for developers, especially those holding vacant sites. The forecasts of demand by industry sector will be relevant to all investors in considering the prospects for their industrial property. Our metropolitan-wide analysis, together with demand and supply trends at a regional level, provides a perspective of movements between markets of interest to local councils and government policy makers.
