This is the twelfth study of the non CBD office market undertaken by BIS Shrapnel. Developed as a supplement to the Sydney Commercial Property study on the metropolitan market and the CBD, this report contains not only detailed forecasts for the major suburban sub markets but also an expanded section on emerging centres and office parks.

The report assesses the market for commercial property in North Sydney, Crows Nest and St Leonards, Chatswood, Parramatta, North Ryde and selected office park locations. We ask:

  • What are the relationships between the CBD, suburban centres and office parks?
  • What is the outlook for demand, supply, rents, yields and values for suburban office space?
  • When are tenants most likely to consider moving out of the CBD, and which suburban centres are positioned to take advantage of this demand overflow?
  • Which is the better investment: a suburban centre or the CBD?
